Hi All,
I’ve been tasked by one of my aunts to arrange for her apartment in London (NW8) to be redone (its in a bit of a shabby state right now). The first thing on my list is replacing the ageing central heating/boiling system.
Before I do that, I’d like your advice on:
1) Who to contact to carry out the work (e.g. British Gas)
2) Where to get a reliable list of contractors doing it
3) How much can it ultimately cost (its a 2.5 bedroom duplex apt)
4) What heating/boiling system should I get
5) How long would it possibly take
6) What work should be carried out (e.g. a checklist)
7) Any other hidden cost/catch I should be aware of

Contact CORGI for registered installers – they have a website – but you cant beat word of mouth recommendations. If you have a local plumbers merchants go and ask in there for recommendations –
As for what system – condensing boilers are the way to go now but take the advise of your installer when he estimates.
Cost will depend on what work needs to be done – if its all new rads and pipework look at approx £3 to 5,000.
Get a couple of quotes where possible – if you have a boiler put onto existing rads and the pipework doesn’t hold out it can incur extra costs.
Make sure they flush the system thoroughly if using existing pipework and ask that a strainer be put on the return pipe to the boiler in any instance to avoid blocked heat exchangers in the future.

changing a heating system can be quick and easy if you know what you’re doing and are prepared.
1- Get plumbers quotes.
2- word of mouth, ask friends and family in the area if they have had plumbers do any work for them, if so were they any good, clean, tidy, fast, efficient and most importantly, reliable! reputation and reliability is very important.
3- a decent 28kw condensing gas boiler (i’m presuming the appt is fueled by gas) will cost you approx £700 -£1000 depending on make + VAT. make sure your plubmer charges you only the price he pays for the boiler!, or offer to buy it yourself.
you then have to pay for radiators and piping. Rads are pretty cheap if you only want bog standard ones, no fancy towell rails etc… approx £50 each depending on size.
if the appt already has a heating system you should be able to use the existing pipe work.
4- it should take no longer than 2 days for a plumber and his men to install all the rads, fit all the pipework and fit the boiler. it costs me approx £2,800 to have a small 4 bed house fully central heated inc all materials, this is in north wales so i would expect it to cost more down south. prob about £3.5k
5- a power source will need to be run to the new boiler, this should be a fused spur off the ring main and should take no longer than 1hr to do. some plumbers have the required electrical certificate to do so, some stay clear and will make you sort it out. if there was previously an electric heating system there then you should be able to take the power from that. i would advise using an eletrician!
